Most builders start the day you own the parcel. That is the day it is too late to find out what the ground costs.

What a lot walk actually is

You send us an address or a parcel number. We go stand on it. Then we tell you what building there involves — where the house sits, how the site drains, what has to be trucked in or out, whether it takes septic or sewer, and what the driveway alone is going to run.

We have been developing land in these three counties since 1981, which means we have already dug in most of the soil types you are looking at.

    Walk the parcel

    We meet you on the land and read the site: slope, trees, drainage, access, setbacks, and where a house can actually sit.

    Cost the ground

    Site work, utilities, septic or sewer, driveway length. The number that surprises people is almost never the house — it is the dirt.

  3. 03

    Fit the plan

    Which of our plans sit well on that parcel, and what would have to change to make one work without fighting the land.

  4. 04

    Then decide

    You own the assessment either way. Buy the parcel or walk away from it — and build with us or not.
